Institute of Graduate Studies and Research Architecture Department Özet: ABSTRACT The concept of housing is highly important for university students as there are vivid differences with rest of the population in terms of preferences and vital factors. There has been a major shift in buying houses as university students cannot afford buying and therefore, there is a higher tendency towards renting houses. In this regard, locations, cities, and countries that have their education systems developed to a point, where international students are attracted, face changing demands and preferences regarding housing market. This study focuses on the importance of housing preferences that are linked to the basic needs, wants, and desires of university students currently residing in KYRENIA, Northern Cyprus. Using a quantitative approach and by designing a questionnaire, a total of 150 university students participated in the survey. Results have shown that basic needs are intertwined with Maslow’s Hierarchy of needs and show a higher degree of significance. However, other factors such as market elements and gender differences in housing preferences that are included in this thesis also show a degree of importance for university students. This thesis acknowledges the variations that exist among individuals by addressing personal values, professional values and characteristics. The results of this thesis are beneficial for decision-makers in the fields of development, housing, and infrastructure in a manner that allows them to better comprehend the needs of one of the main target markets, which is the university students of KYRENIA, which is a large number of targets for the housing industry.
