ABSTRACT The construction industry has seen quite a spectacular transformation. To improve the living environment, engineers are always seeking compliance for the users of its infrastructures so that people feel safe and enjoy their properties. With the evolution of science and technology, recently another type of house construction is in sight; it is the construction of modular house. Having a house that meets personal criteria remains a challenge and a dream for everyone. This study aims to compare modular house with conventional reinforced concrete house through, the bill of quantities, considering the work planning schedule used by Ms Project and construction cost. The construction cost was carried out to know which of these constructions is more expensive. It was done through a bill of quantities calculation and unit prices. The work planning schedule was performed to compare, which is the most favorable in terms of duration and task management. On the cost and duration of construction, the modular house is a good choice, despite the fact that it has a high risk of damage during transport to the site. The conventional house, despite its cost, duration of construction, and high demand for resources materials, and humans, is an advantageous investment since it is, more durable, more aesthetically pleasing, and many factors.
